Landlord services:
Property Management at 10% plus VAT
Renting out your property can be a daunting process. There is constant flow of legislation to consider which you must adhere to. A professional management company can ensure you are compliant and make the process as seamless and stress free as possible.
Your lettings property needn't be an inconvenience, a local company like Links Property can manage all aspects of the contract for you for a very reasonable monthly fee.
The management fee is deducted directly from the rent each month and is a % of the rental income. Our standard monthly managed fee is 10%, this fee can reduce based on the level of involvement and/or the number of properties in your portfolio.
Rent Collection at 8% plus VAT
This service can be known as a 'half management' or 'rent collect' service and is well suited for a landlord who is capable of being on call for maintenance and any other day to day issues, without the need to worry about the rental collection side.
All or tenants are fully referenced covering credit checks, income suitability, employment history and previous landlords. We carry out right to rent checks to confirm their eligibility to rent a property in the UK.
Tenant Find Only at 50% plus VAT
Whether you are new to renting out your property or a dab hand at the process, we can assist you with all aspects of finding you a new tenant.
All our tenants are fully referenced covering credit checks, income suitability, employment history and previous landlords. We carry out right to rent checks to confirm their eligibility to rent a property in the UK.
The set up fee for a new tenancy is a % of the first months rent and is usually taken from the initial rent payment, before the remaining rent is paid over to you. This is a one-off fee of 50% .
Inventories & Inspections
Inventories are not an area of lettings much discussed until the tenancy is near to starting, they are one of the single most important documents a landlord and tenant can have to ensure the property deposit is protected.
They are not exciting, they can be expensive and they are often overlooked at the excitement of finding your new tenant. At Links Property we appreciate that without an inventory in place you are exposing yourself to a potential financial headache at the end of the tenancy. If a dispute were to occur the DPS (Deposit Protection Service) will ask you for a copy of the inventory and check out. (https://www.depositprotection.com)
We can also assist and provide you advice on the importance of having your property regularly inspected and the benefits of using a managing agent rather than attending in person.
Property inspections are included as part of the management fee, however if they are purchased independently, the fee is £25 (no vat)
