The set up fee for a new tenancy is a % of the first months rent and is usually taken from the initial rent payment, before the remaining rent is paid over to you. This is a one-off fee of 50% .
Inventories are not an area of lettings much discussed until the tenancy is near to starting, they are one of the single most important documents a landlord and tenant can have to ensure the property deposit is protected.
They are not exciting, they can be expensive and they are often overlooked at the excitement of finding your new tenant. At Links Property we appreciate that without an inventory in place you are exposing yourself to a potential financial headache at the end of the tenancy. We can also assist and provide you advice on the importance of having your property regularly inspected and the benefits of using a managing agent rather than attending in person.
Property inspections are included as part of the management fee, however if they are purchased independently, the fee is £25 (no vat)
